Why City Center

An urban address, not a seasonal one.

The project sits inside Batumi's Old City, in the part of the city that is already built and already used. Services, shops, work and everyday transport are part of the address, so owning here does not depend on beach traffic or a short tourist window.

  • 01A central location that works in January as well as in August.
  • 02Sea, mountain and mixed orientations across floors four to twenty.
  • 03One- to four-bedroom homes, subject to live availability.
  • 04Black-frame or turnkey delivery, priced separately from day one.

Where it is

Inside the Old City, six minutes from the shops.

33 Pushkin Street, on the corner of Sulaberidze. Pick a destination and the map draws the real route from the plot.

Routed on OpenStreetMap. Walking times at 4.8 km/h; driving times as routed. These are measured distances, not the ones quoted in the brochure.

    Questions

The ones that actually get asked.

Answers taken from Mardi Holding's own sales documentation — the confirmed ones, not the sales framing.

Is Mardi City Center a hotel?

No. It is a mixed-use residential development: apartments above, with commercial, office and shopping space integrated into the same complex.

    Has construction started?

Construction is approximately 75% complete. The commercial component is finished and the three residential blocks stand at around thirteen of their twenty floors.

    When will it be completed?

The project is scheduled for completion in December 2028, and every buyer receives a quarterly update on construction status.

Can a foreign citizen buy directly?

Yes. A foreign individual can purchase directly, with no need to set up a Georgian company, and the documents can be completed remotely by email.
